A kitchen, a bath, or every room at once. Any job on the island means the condo too.

ii.Two approvals

The building says yes. Then the Town.

A board approval is not a permit. The Town still issues one, and for these items it wants the association’s approval letter with the application.

In a co-op, the application takes two signature pages: the owner’s, notarized, and the co-op’s. Combining two units takes a recorded Unity of Title.

What the Town asks of a condo job.

The Town publishes a separate checklist for condo plans. These are the lines that catch people.

    The association’s letter

    Required for windows and doors, plumbing floor penetrations, washers and dryers, tankless heaters, EV chargers and all exterior work.

    The plans

    They show the existing plumbing fixtures and the electrical panel. Work on fire-rated walls or concrete floors and ceilings needs plans signed by a Florida-licensed professional.

    Fire or life-safety system work in a unit needs drawings and the Town Fire Marshal’s approval.

    November 1 to April 30: weekdays 8 a.m. to 5 p.m., no site noise before 9. Nothing December 24 through January 1.

Questions

Does a condo renovation need a Town permit if the board approved it?

Yes. The Town of Palm Beach permit is separate from the board’s approval. All exterior work, and many interior items, also need the association’s approval letter with the permit.

Do I need the association’s approval to replace condo windows?

Yes. Window and door replacement needs the condo’s approval letter and a Town permit, with product approvals and wind pressures calculated for 170 mph, Exposure D.

Can condo work happen on winter Saturdays?

Only quiet interior work, 9 a.m. to 5 p.m., in multi-family buildings south of Sloan’s Curve (not Ibis Isle) whose board approved it with a letter on file at the Town.

What if the association stops work during season?

The Town Code lets a condo unit’s construction schedule be extended by the months the association requires work to stop.
