i.The jobs

Small jobs count here too.

The whole Town is in a flood hazard area, so qualifying work valued at $7,500 or less still needs a permit.

Above that: a kitchen, a bath, a pool, a renovation, or a new house.

ii.Before the first day

A meeting, a permit, then the work.

Additions, new houses and exterior remodels start with a mandatory pre-construction meeting. Nothing begins until that meeting is done, the permit is issued and the permit documents are posted at the site.

New houses, additions over 50 percent and renovations over half the structure’s value go to the Planning and Zoning Commission, which looks at height, scale, materials and colors against the neighborhood.

iii.The site

Every truck on the lot.

Under the Town’s site handbook, all construction vehicles park on the site, with free dashboard passes. Dumpsters and portable toilets sit at least 10 feet from property lines, screened. Adjoining owners get written notice 10 days before excavation or demolition.

It’s down A1A from the Town of Palm Beach, where Philip has worked for over 25 years.
